In July/August 2025, residents received an initial notice regarding a proposed residential development on Marigold Road. The notice was sent by DFI Engineering, the engineering and planning firm representing the applicant for this project, Arundel Community Development Services, Inc. (ACDS).

The original proposal consisted of two buildings, each measuring 100 feet by 40 feet, designed as 2-over-2 stacked townhouse buildings, with a maximum permitted height of 50 feet. The layout also included a parking lot with 40 parking spaces.

A community meeting was scheduled for September 2, 2025. After receiving the initial notice, neighbors voiced concerns regarding the density, size and height of the proposed buildings, as well as potential stormwater runoff impacts on neighboring properties that sit at a significantly lower grade.

At the end of August, residents were notified that the scheduled meeting had been canceled.

Residents were later informed that the applicant revised the proposal in response to community feedback, resulting in the current proposed site plan.

In December, DFI mailed letters to residents advising of an upcoming community meeting related to the revised proposal. That meeting was scheduled for January 5, 2026 and was to be held virtually only.

Neighbors requested that the meeting be held in person to allow residents without virtual access to attend.

As a result, the current community meeting has been scheduled for February 12, with both an in-person and virtual component.
